BEAUTIFUL HOUSE LOCATED in the gated community of Stoney Point Landing. Wraparound porches provide a picturesque view of Smith Lake from many vantage points, and a "crow's nest" which the kids all love.
This house is perfect for families and gatherings of friends - with all 4 bedrooms having their own private bath, and all bedrooms have a television. There are two bikes for the renters' use. Books and games are also available. There is a gas grill for renter's use. And an extra refrigerator on the porch for your storage needs.

Dining table that seats 10 comfortably and overlooks the lake, providing a spectacular view of the lake while dining together, and the homeowner is a gourmet so there is a fully equipped kitchen including serving pieces. There is also a Keurig coffee maker (bring your own pods) as well as a regular coffee maker.

For young families, there is a "Toddler Area", which includes a sand box, two swings, chairs, and the entire area is covered with a thick layer of pine chips that the kids love to play on. There is also a fire pit for roasting marshmallows.

Home DOES HAVE WIFI, no satellite. Via ROKU and Youtube TV you get local and many other channels including: ESPN, SEC, ESPN2, Foxsports, and many others. Go to Youtube TV on the internet to check if your required channel is available. Netflix, Amazon Prime Video and others are also included.
There are 5 TVs.
Cell service: ATT and T-Mobile are good, Verizon is limited.
The hot tub is NOT available for use.

Private dock with swim pier. Power on the dock. One boat slip is available for renters until September 1. After September 1, 2025, the slip and lift will not be available. There is plenty of room to tie up to both sides of the dock. The size of the slip on dock is 10 wide and 24' deep.
There are two kayaks with paddles, and a canoe and a paddle boat. Year round water."

The neighborhood has a quality boat ramp less than 1 mile from the house. You can put your boat in and get back to the house (by car and boat) in 15 minutes. There is also additional parking and a children's playground and pavilion located at the community boat ramp.

OFF-SEASON (Labor Day-Memorial Day): 3 night min. and 30% discount (except for Thanksgiving and Christmas - 3 nights required and Peak Season rates)

NO after-prom, graduation, frat, wedding, etc parties. Any gathering larger than the Max occupancy has to be preapproved. Violation will result in eviction.
3 night minimum on holidays and New Years Eve.
